Improvement Location Certificates

Over the years, ILC’s have been prepared for title companies as part of the sale of property to provide them with information regarding potential encroachments by or onto the subject property. This gives the title company just enough information so they can decide whether they should write a title insurance policy, or if an encroachment exists that creates an issue. An Improvement Location Certificate is only useful for this particular situation, as it is not a monumented land survey and is not to be relied upon for construction of new improvements on the property.
